The sun-kissed Promenade des Anglais is one of the French Riviera’s most enduring sights. This 3km-line of south-facing apartments runs along the wide public beach from the Radisson Blu hotel all the way to the Negresco hotel. Just north of here is the Carré d’Or, the city’s ritziest residential zone, and Place Massena, the geographical heart of the city.

The Promenade’s obvious draw is the sea. Guests can hop across to the beach or join the legions of joggers, cyclists and rollerbladers on the pedestrian-only seaside walkway. Needless to say, this is a huge bonus both to those buying for rental investment as well as for personal pleasure.

Location is another serious factor in choosing a property for sale in Nice. A palm-lined road runs directly to Nice airport, a five-to-ten minute drive away. Indeed, the terminal is so convenient that a well-used walking path and cycle track runs right to the departures hall. The majority of our properties for sale on the Promenades des Anglais face onthe seafront.

Recent local council projects in the area have included the widening of the seafront walkway. This has squeezed traffic down to fewer lanes, and a further pinch will occur in 2016 when they city’s latest tramline connects Place Massena with Nice airport. This silent transportation system will take a huge amount of traffic off the road. Most of the tramway will run along Boulevard de la Californie, one block behind the Promenade.

Apartment blocks range from art deco affairs from the 1950s to contemporary buildings from the 1990s. All have lifts and neat common areas, and most have luxurious parquet floors, high ceilings and, in some cases, a concierge.

If buying for investment then an apartment on the Promenade could make a solid asset. Street numbers 50 and below are near to the Negresco Hotel and the very centre of town, and thus command a high-rental return. Addresses between 50 and 100 also rent well, especially to Italian and Scandinavian clients who value sea views and sun, although many of our British and American renters prefer to be in the thick of the action. Addresses after the 100 mark are less expensive and remain evergreen investments from families looking for a place in the sun.
